Villa Boreal isn't built for coworking, conferences or big groups. It's built for focused days and quiet evenings — exactly what workation needs.

Symmetric fibre WLAN in the main house and the beach house. Stable enough for 4K video calls, cloud uploads and parallel streams — no one watching a buffer wheel spin.

### Beach house as office by the water

The separate beach house with a panoramic window onto the fjord is your private office. Quiet, focus, no call-echo — and a view of the water when your eyes need a rest from the screen.

### Pool & sauna as end-of-day reset

Heated outdoor pool and Finnish sauna — the real switch between work and evening. Into the water after the last call, then into the heat, then back to the water. No commute, no traffic.

### 3-night minimum, also for 5-day trips

Bookable from three nights — perfect for a short Monday-to-Friday workation week or a long weekend with two work days attached.

-   · Flensburg (~20 min): coworking spaces in the harbour district and city centre — a good option for occasional day passes when you want a change of scene or some networking 
-   · Glücksburg (~5 min): no classic coworking spaces, but cafés with WLAN at the harbour for a 1–2 hour change of scenery 
-   · Sønderborg / DK (~30 min): a cross-border option with several small spaces in the old town

-   · Bakery in Glücksburg (~2 km, 4 min by car, 15 min by bike): fresh rolls, sourdough, Danish pastries 
-   · Edeka & Aldi in Glücksburg: fully stocked, everything you need for self-catering over several weeks 
-   · Glücksburg weekly market every Saturday morning — regional, seasonal, personal 
-   · For premium and specialities: REWE Center in Flensburg (~20 min) or the Bordershop near Krusau (DK) 

🚶 

### Screen breaks right outside the door

-   · Walk on the Holnis peninsula: 30–90 min depending on route, 7 km away 
-   · Golf right next door: Förde Golf Club Bockholm — 9 holes are enough for a 2-hour lunch break 
-   · Kayak/SUP rental in Glücksburg (~5 min): spontaneously an hour out on the water 
-   · The Förde cycle path starts at the door: 20-minute loop or 2-hour tour towards Flensburg 

💡 If you're travelling solo with a quiet companion: dogs welcome on request — a frequent and very welcome housemate on workation trips.

BOOKING & TERMS

## Three nights, one week, or a whole month 

Minimum stay 3 nights. The longer you stay, the better the deal: for stays of 7 nights or more we offer a **workation weekly discount** on request — the off-season from November to March is an especially quiet and productive time on the fjord.

Dogs welcome on request. Final cleaning and tourist tax not included. Seasonal rates from €500 / night (off-season) — details in the booking form.
